Traditional brokerages charge a percentage of the sales price of your home (please note it is a percentage of the entire sales price, not just of the equity that you have). The more expensive the home, the more you pay to the brokerage. Do the services change from a $250K sale to a $500K sale? You will have to ask them. Traditional brokerages will also offer a part of the commission charged to you to another brokerage for bringing a buyer. That brokerage represents that buyer and will negotiate on their behalf, against you!
If you sign an exclusive right to sell contract with a traditional real estate brokerage, you are waving your right to sell your own home. If a water cooler chat at work results in an interested buyer for your home, you have to refer them to your listing brokerage and will usually pay the full commission.
Seller understands that disclosed dual agency (representing more than one party to a transaction) has the potential of creating a conflict of interest in that both Seller and Buyer may intend to rely on the Seller’s Agent’s advice, and their respective interests may be adverse to each other. Therefore, when acting as a Disclosed Dual Agent, Seller’s Agent will not represent the interests of Buyer to the exclusion or detriment of the interests of a Seller; nor will Seller’s Agent represent the interests of Seller to the exclusion and detriment of the interests of Buyer.
A contractual agreement under which the listing broker acts as the agent or as the legally recognized non-agency representative of the seller(s), and the seller(s) agrees to pay a commission to the listing broker if the property is sold through the efforts of any real estate broker. If the property is sold solely through the efforts of the seller(s), the seller(s) is not obligated to pay a commission to the listing broker.
Our firm does not offer and does not participate in Dual Agency, we represent you the seller and not the buyer.
They (other brokerages) are going to tell you, “You get what you pay for.” They will also call us a “discount brokerage”. Fees and pricing are not set in the real estate industry. If that is true how can we be a “discount brokerage”? We too agree that you get what you pay for. Our services will meet or exceed any other brokerage services, just at a price that is more client friendly – that’s our guarantee!
Our fee has three components, fixed costs of each listing, fixed costs of the brokerage, and the prevailing living wage for the county in which the listing will occur.
***Our services are standard to all clients regardless of the price of your home***
